But there is one important nuance concerning brick houses, as in our case: the shrinkage of such buildings can take several years, unlike panel and monolithic ones. And many advise in such houses to buy apartments with a fine finish, wait a few years and only then do a thorough renovation. Despite this, we preferred a rough finish, as we planned to create an apartment "for ourselves" - from planning to decor.

In such cases, you need to find a place to stay for the period of repair work and a supply of time and finances. Repair terms depend largely on the complexity of the design project and the budget. It took us two months to complete the dirtiest and most difficult work, and we completed the rest of the stages while living in an apartment.

Picky Inspection

To begin with, we carefully examined our still non-residential property in order to identify construction flaws in time, and at the same time to estimate the extent of the upcoming repairs. Fortunately, obvious irregularities, such as wet areas in the outer walls, voids between brickwork, we did not find large cracks in the ceiling and the rough floor screed and did not bother the developer.

We paid special attention to the examination of the walls: they should not include the remains of construction debris or foreign objects. In several places, we found small traces of steel wire embedded in plaster, and we got worried. However, a familiar expert assured us: this is a good guarantee that the wall is strong and built to last. But, nevertheless, the ends of the wire can provoke rusty spots after applying a layer of plaster, so it is better to remove them if possible. But in our case, they were almost invisible, and we did not do anything with them.

We were very lucky in terms of the evenness of the walls: deviations from the vertical were about 0.7 cm per floor height (as opposed to the critical 2 cm) and 0.5 from the wall plane (should be no more than 1 cm per 3 m of length). Visually, the flaws are almost imperceptible, but with the help of the building level, it was possible to determine them more accurately. Due to small cracks on the surface of the concrete floor, they also did not panic. They are acceptable for better concrete shrinkage in the warm season.

Another important point of inspection is engineering equipment and pipes. We paid attention to the fixings of radiators and areas of connection of heating systems, the tightness of the junction of water pipes, the quality of taps and welding of the gas pipeline, the presence of a switchboard with an automatic machine and metering devices (they were spelled out in the contract). Our windows and loggia are glazed, but the quality of the PVC windows was average: although we did not find obvious cracks, after the rain we found small puddles of water on the windowsill, after which we decided to replace the double-glazed windows.

Repair planning

We thought over the dream design long before signing the contract with the developer, so we already had the first sketches. For example, we planned to build a partition in the living room, highlighting the sleeping area, and raise a small podium in the nursery. A friend of my husband, a designer, helped us with the project and the calculation of the cost of work.

We chose a relatively inexpensive repair, so that after the final shrinkage of the house (in three years), we can arrange a global alteration. Our repair plan consisted of two stages: rough preparatory and final fine finishing. The first is the most difficult, noisy and lengthy. It is better to spend it in new buildings together with all the neighbors, so as not to worry about breaking the order of silence.

Before the start of the repair, we met with the residents of the apartment from above and made sure that they were not going to do any global restructuring (such as demolition of partitions) and would begin repairs on an equal basis with us.


The order of our rough work looked like this: - carried out the necessary measurements in all rooms, - purchased necessary tools, material and equipment (for this we had a separate plan and estimate for each room): online stores with delivery saved a lot of time and money, especially for promotional goods, they dismantled and disposed of plumbing, radiators, interior doors, a storage room from the developer (instead of the latter, they planned a dressing room with built-in wardrobes), - they cleaned up and prepared the premises for repair work, - they replaced the front door, - they drilled the walls according to a pre-approved scheme and, starting from the shield, laid electrical cables throughout the apartment: for this we roughly figured out where we will have furniture, appliances and lighting(we decided not to take risks with this important work and hired a specialist), - we carried out sound, hydro and thermal insulation of the floor and walls (we also hired pros), - we brought to mind the wiring of the plumbing system (because of the sink in the kitchen opposite the window (our whim ) had to be laid, - an additional pipe of 2 m): until they began to hide water pipes in the walls - shrinkage of the house can provoke their leakage, - they put a partition in the living room of aerated concrete blocks (about 75 mm) for better sound insulation (they withstand cantilever loads well , and they do not need to be plastered), - the walls were leveled with a primer, plaster and putty (it was not needed under the tiles in the bathroom), - radiators and double-glazed windows were replaced (they were not stingy and took on an installment plan), - instead of the usual cement-sand screed they preferred a self-leveling floor - there is less fuss with it (they previously walked with an acrylic primer).



Choice of finishing materials

We didn't spend too much expensive materials for clean repairs, preferring unpretentious and flexible. Shrinkage at home can partially spoil or completely destroy the elite finishes and you have to start all over again. For the rooms, we chose gypsum-based plaster, and for the kitchen and bathroom, we chose cement-sand plaster with a reinforcing mesh. There was no need to use drywall - the walls were fairly even. Decorated them with budget vinyl wallpaper- plastic, easy to stick and remove. After 2-3 years, we plan to remove them and re-plaster the walls because of possible cracks.

They abandoned the complex multi-tiered ceiling and decided to install stretch PVC fabrics (they will hide flaws after shrinkage and protect against possible flooding from above). Linoleum was planned for the floor, since at first the humidity is high in new buildings, and the laminate with parquet can be damaged. It is important to consider that after self-leveling floors, linoleum is laid no earlier than 2-3 days. We refused from the warm floor and additional radiators: the apartment was on the fifth floor and the south side of the house.
